Alabama home sales fall 27 percent in June

Statewide home sales fell nearly 27 percent in June, the 10th consecutive monthly decline in Alabama.

The Alabama Center for Real Estate reported a total of 4,290 homes sold in the state in June. That’s a nearly 27 percent drop from June 2007 and a more than 6 percent drop from May.

Homes on Lake Martin, reportedly one of the state’s most populated second-home destinations and the only lake ACRE tracks, recorded a drop in home sales in June of more than 44 percent compared to the same month last year and a more than 34 percent drop over May.

Statewide median selling price dropped nearly 6 percent to $130,066 in June from $137,930 in the same month last year, while average selling price also dropped 6 percent to $158,522.

Inventory of for-sale homes increased nearly 6 percent to 45,135 last month from 42,597 in June of last year. That represents a 10.5-month supply of homes on the market. The five-year average between 2003 and 2007 was 6.7 months.

“June ends a second quarter that experienced a 24 percent decline from the same period last year - unprecedented and a period without a close second,” said ACRE’s monthly report.

Alabama real estate network of Brokers

Jim Lawrence, president of Birmingham’s LAH Real Estate Inc., today announced his company’s involvement in the formation of a new statewide network of independent residential real estate brokers in Alabama.

LAH, he said, has joined seven other established independent firms in the state to form Alagroup, Alabama’s Real Estate Network, which will link agents, buyers and sellers together from companies across the state.

According to Lawrence, it is the first ever affiliation of real estate brokers in Alabama and it’s exclusive to one company per market in the state.

“From the Shoals to the Shores,” Alagroup consists of Averbuch Realty Co. Inc. of Huntsville, Real Estate Shoals of Florence, LAH, Hamner Real Estate Inc. of Tuscaloosa, Aronov Realty of Montgomery, James Grant Realty Co. of Dothan, Dauphin Realty of Mobile and Meyer Real Estate of Gulf Shores.

Lawrence said the group will remain independent and retain their respective names and identities. It offers the affiliated agents the best of both worlds, with some of the advantages of a franchise residential real estate firm, while retaining individuality, he said.

Lawrence said Alagroup will operate in select markets in the state, where member firms are located. Other cities in Alabama the group is looking into include Auburn/Opelika, Decatur, Anniston and Gadsden.

Huntsville’s WEUP-FM Launches ActiveAccess Desktop Application

Volkswagen agrees on Chattanooga not Huntsville Alabama

Volkswagen Group of America, Inc.
announced today that it will build a U.S. automotive production facility in
Chattanooga, Tenn., where it will produce a car designed specifically for
the North American consumer and invest $1 billion in the economy. The
announcement is an important element of the company’s overall U.S. strategy
of connecting with its customers, increasing its competitiveness and
tripling its U.S. customer base in the next decade.

    “The U.S. market is an important part of our volume strategy and we are
now very resolutely accessing that market,” said Prof. Martin Winterkorn,
CEO of Volkswagen AG. “Volkswagen will be extremely active there. This
plant represents a milestone in Volkswagen’s growth strategy. We will be
selling 800,000 Volkswagens in the U.S. by 2018, and this new site will
play a key role. This, along with our growth strategy, is a prerequisite
for the economic success of the company in the dollar region. We look
forward to establishing an important mainstay for ourselves when we become
the biggest European carmaker there.”

    “This is a significant step forward in achieving our goals in the U.S.
market and a clear sign of the Volkswagen Group’s commitment to the North
American consumer. Today’s decision is a fundamental part of our new

    The company will build the facility in the Enterprise South Industrial
Park, located 12 miles northeast of downtown Chattanooga. The 1,350-acre
site is 100 percent owned by the city of Chattanooga and Hamilton County
and is certified as an industrial megasite by the Tennessee Valley
Authority. Enterprise South is adjacent to Interstate 75. Initial
production capacity for the facility is anticipated to be 150,000 vehicles,
including a new midsize sedan designed specifically for the North American
market. Production is scheduled to begin in early 2011.

America and grateful for the company’s investment in Chattanooga and in the
people of Tennessee,” said Tennessee Gov. Phil Bredesen. “I believe

    Environmental responsibility is a core value of the Volkswagen Group.

Tennessee, Volkswagen and Chattanooga-area organizations are partnering to

trees will be planted by local school children.

could possibly have in terms of our shared values, and as a result of their
enormous investment, not only will Chattanooga be forever changed, but our
entire state will reap great benefits from the new suppliers that this
facility will attract to the region. I am proud to have been part of a

outstanding achievement for our city and our state.”

    United States Sen. Lamar Alexander praised Volkswagen’s decision to
locate at Enterprise South, saying, “Volkswagen and Chattanooga, the ideal
marriage: one of the world’s most admired companies and one of America’s
most livable cities. This decision keeps Tennessee on the road to becoming
the No. 1 state in auto jobs. Congratulations especially to Gov. Bredesen,
Sen. Corker and Mayors Ramsey and Littlefield for their leadership,”
Alexander concluded.

    “Over the past seven months, more than 100 Tennesseans at the local,
state and federal level have worked odd hours on short deadlines to help us
reach this day,” said Trevor Hamilton, vice president of economic
development for the Chattanooga Area Chamber of Commerce. “From this day
forward, we dedicate ourselves to partnering with Volkswagen to move from
construction to production as quickly as possible. We will unify our team
with Volkwagen’s to ensure long-term success for the company, our community
and the state of Tennessee.”

    With the new plant, Volkswagen will bring about 2,000 direct jobs to
the area, and will add a significant number of jobs in related sectors. It
is expected that these jobs will come from the tri-state area, pulling from
the labor force of Tennessee as well as Georgia and Alabama. Volkswagen of
America received an attractive, comprehensive package of incentives for the
new facility from Gov. Bredesen’s office and the Tennessee Department of
Economic and Community Development. The statutory incentives are tied to
job creation and capital investment. Additional support includes assistance
for public infrastructure and job training, each designed to ensure the
local economy best leverages Volkswagen’s investment to benefit the local
work force and ensure the facility’s success.

    “This area has a deep base of well-trained labor, with excellent
engineering and manufacturing programs at the universities and technical
colleges,” added Jacoby. “Thanks to the visionary leaders and people of
Chattanooga, we’re confident that the values of this area are compatible
with our own, and we envision a long and productive partnership.”

    Last year, Volkswagen outlined a new strategic direction in the U.S.
based on five pillars: product, brand positioning, dealer network,
organization and local production. As it moved forward to assess the
potential for local production, the company considered many other site
options and earlier this year had narrowed its search to Alabama, Michigan
and Tennessee.

    “We reviewed three excellent sites, all of which had the specific
qualities necessary to build a plant in the United States,” said Jacoby.
“Both Gov. Granholm and Gov. Riley were strong advocates on behalf of their
states and the citizens they represent. This was a difficult decision, but

Volkswagen coming coming Come!

Volkswagen management chose Limestone County over Chattanooga for an assembly plant, according to the German publication Automobilwoche.

Citing “sources with direct contact to management board members,” the publication reported Friday that VW Chief Executive Martin Winterkorn and Jochem Heizmann, head of production, would make the final recommendation Monday.

VW’s supervisory board is expected to vote on the recommendation Tuesday, with a formal announcement expected before July 21.

Story disputed

U.S. Sen. Bob Corker, R-Tenn., however, disputed the reports that management has decided to recommend the Limestone County site.

Corker told WRCB-TV in Chattanooga that he talked to VW officials Friday morning and that Chattanooga is still in the running.

“I’ve read the accounts, and I can absolutely promise you that those comments and prognostications are total speculation,” Corker said.

Alabama officials quiet

Alabama officials have refused comment on the discussions.

The proposed Alabama site is nine miles northeast of downtown Decatur, in a portion of Limestone County that Huntsville recently annexed. It is northwest of Greenbrier Road and Old Alabama 20.

Alabama Department of Transportation is surveying the site for the purpose of widening and realigning Greenbrier Road for improved access to Interstate 565.

According to reports, the $800 million plant would employ 2,000 workers. Production would begin in late 2010, reaching full capacity of 300,000 cars per year in 2018.

According to the German report, VW prefers Limestone County because of a well-developed supplier base, proximity to the Mercedes-Benz plant in Vance and a skilled work force.

Alabama also was better able to meet VW’s construction timeline.

According to an Alabama official, who spoke on condition of anonymity, the Greenbrier property is much flatter than the Chattanooga property. It would therefore require less earth movement before construction could begin.

Some earlier reports have suggested Limestone County might get the assembly plant, with an engine plant going to Chattanooga.

The Automobilwoche report did not mention this possibility.

VW officials declined comment.

VW officials previously have said they hope a U.S. plant will help it triple its annual sales by 2018 to 1 million.

According to last week’s edition of Automobilwoche, VW would produce a compact sedan similar to the Jetta and a medium sedan similar to the Passat. It said Audi, a VW subsidiary, also wants to produce a compact sport utility vehicle, similar to its Q5, at the assembly plant.

Audi, a subsidiary of VW, said it also is considering a U.S. plant. Audi Chief Executive Rupert Stadler told the trade publication eGMcartech for its Friday online edition, “But of course it is also imaginable that we build cars together with Volkswagen in its planned U.S. factory.”

In addition to the Q5, Stadler said Audi was interested in producing its A5 in the United States.

Toyota

Also Friday, Toyota announced it would suspend production of V-8 engines at its Huntsville plant.

None of the plant’s 900 full-time employees will lose their jobs, and the plant will continue producing V-6 engines, officials said.

The suspension of V-8 production begins Aug. 8 and will last until mid-November.

While reducing production of its V-8 engines, Toyota said it would produce the Toyota Prius hybrid in the U.S. for the first time at a plant under construction in Tupelo, Miss.
